Unit Types
Units can be marked with a unit type, by default Apartment, Duplex, House and Commercial are available. You can add your own as you see fit.
A unit type can also be sub divided into categories, to be more precise.
It is possible to target posts, ballots, documentation and mail merges to specific unit types.
Primarily though, unit types are usually used to drive the lease schedules. A schedule can be created that specifically includes or excludes particular unit types and/or categories, to determine which units contribute to the budget for that lease schedule, and in which proportion.
Review how you apportion your budget to the different units before deciding on a unit type/category setup for your OMC.

Examples

You should rarely if ever need to create new unit types. Usually, it is better to create categories of one of the existing unit types. An example of where you really might want to create a new unit type might be 'dummy unit'. As a unit becomes a debtors account, sometimes you have a reason to create an "imaginary" account, for example "Unidentified Lodgements". We urge caution if you do this, as you need to be careful, that your dummy accounts do not accidentally have service charges allocated to them. See [Schedules] [/omc-community/schedules] for more information. If for whateever reason though, you need to create a new unit type, here is how you would create it.
- Click [Settings / Unit Types] on the main menu
- Click on the new button
- Enter [Dummy] into the [Name] field
- Type [This is for dummy units only, such as unidentified lodgements. All units of this type should be excluded from all schedules] in the [Notes] field
- Click on the save button
Edit Unit Type Again
When setting up the system, you may want to edit the unit types, once setup they should not really change.
Typically, you will want to align your unit types with your lease schedules.
For example, if 1 bed & 2 bed apartments pay different percentages, you may want to clearly mark the units accordingly. You can use unit types for this.
- Click [Settings / Unit Types] on the main menu
- Click on the first table row
- Type [Apartment categories are aligned with lease schedule] in the [Notes] field
- Click the new button in the [Categories] grid
- Type [Category 3] into the [Categories] input
- Click on the [delete] button on the grid first row
- You should of course click "Save", in this instance I am going to hit cancel though, as I do not want to make these changes at this time.
Delete Unit Type
If a unit type is not assigned to a unit, then you can easily delete it. However, you cannot delete if there are units assigned to that type. To delete a unit
- Click [Settings / Unit Types] on the main menu
- Click on the first table row
- Click on the delete button
- You would click [Delete] on the confirmation dialog
